This Goodwill location involved the takeover of an under-performing Office Max store, which had been built in front of Meijer’s, the anchor tenant of the shopping center. The 20,000-square-foot location offered excellent visibility and convenience along the market’s busiest retail corridor. Meijer’s, however, had an existing REOA that prohibited resale. Berengaria negotiated with Meijer’s to amend the REOA, and worked with the Office Max landlord to secure leasing. Berengaria also worked through a lease buy-out from Office Max to offset the above-market rent Office Max was paying.
